Start with the written offer

Get the full offer and every agreement and exhibit it mentions. Write down the total price, any costs and when you get paid. Note which rent you are selling and for how many years. Note the easement and how long it lasts. Also note any conditions, and whether you must stop talking to other buyers.

Check the math on its own

Use the lease checklist to confirm what you are paid now. Keep taxes, limits on how you can use your land, and future income you can't confirm out of the total. Lumping them in makes the number look more exact than it is.
